Centurion Management has provided services to owners in relation to weathertightness process that include:
- Arrange Owners/Committee Meetings in accordance with the Unit Titles Act.
- Chair meetings, minute meetings and distribute minutes relating to weathertight issues.
- Follow-up any decisions agreed by owners on weathertight issues.
- Coordinate with Legal Representatives, Specialist Consultants, WHRS as necessary (e.g. meeting with the committee and owners, site visits and testing).
- Distribute all documentation to all owners as provided to the Body Corporate from WHRS, legal representatives, consultants, builders.
- Be avaliable to owners and their representatives/WHRS/Consultants/Legal Advisors to discuss any issues as they arise.
- Meet as necessary with WHRS/Consultants/Builders on-site as work progresses.
- Where legal proceedings are being taken provide all necessary documentation from the Body Corporate for legal disclosure.
- Calculate, levy and follow-up funds raised on weathertight and legal issues in accordance with owners resolutions.
- Ensure funds raised are held in Trust and earning interest where possible.
- Ensure prompt payment of all invoices for work carried out relating to weathertightness/legal issues.
- Provide breakdown of costs to owners on weathertight/legal issues on a regular basis.
- Liase with banks when assisting owners in obtaining finance.
- Liase with the Department of Building and House relating to the Financial Assistance package (FAP).
- Ensure compliance with the Unit Titles and Privacy Acts
- Carry out any other work that relates to these issues as the need arises (e.g. communicate to occupiers as needed; provide affidavits in support of the Body Corporate).
